How to generate seller leads when your listing goes into contract. GETTING STARTED

When your listing goes into contract, (or you may call it pending, active contingent, etc) it is a GREAT time to flip your marketing strategy from predominantly buyer lead generation to blended seller / buyer lead generation!!


The worse thing most agents do when their listing goes into contract, is they STOP marketing the listing. #FAIL #LostOpportunity


Buyers and home owners want to know when listings go into contract almost as much as they want to know about listings that Just Sold!


Once the listing is Just Sold, there will be even more opportunities to generate seller leads that we will cover later!


 
To change the status of a listing to: In Contract, Under Contract, Pending, Active Contingent or Under Deposit:
 
  1. Click the 'Edit Listing' icon on the Listing Dashboard and use the drop down menu to select the appropriate status.
     
  2. Then scroll down and SAVE.



When you change the listing to the appropriate status, all the tools will be changed to that status accordingly.


We will use the status 'Pending' throughout this post, but the exact status you change it to will be the one displayed and used on your marketing and lead generation tools.






As we all know, the more people see our call-to-actions with lead capture in multiple places, the more leads we will get!


The following items, when done together and in conjunction with the other marketing and lead generation tools before and after 'Pending' will boost your lead generation and your business.



How to generate seller, buyer & referral leads from your listings when they go Pending:

1. Place Facebook Ad using Listing Landing Page with 'Text To for Seller Lead Generation'.


2. Send Pending eFlyer to seller (call to actions in Pending eFlyer generate referrals, buyer and seller leads)


3. Send Facebook Post email to seller (call to actions and links generate referrals, buyer and seller leads)


4. Add 'Text To for Seller Leads' Sign Rider to Yard Sign

2. Send Pending eFlyer to seller (call to actions in Pending eFlyer generate referrals, buyer and seller leads from all their friends and everyone they know and more)!

3. Send Facebook Post email to seller (call to actions and links generate referrals, buyer and seller leads)


This would be on the seller's Facebook wall in front of all their friends and is an excellent way to generate more buyer, seller and referral leads.


This is the seller bragging about how great you are to all their Facebook friends!
